No. The former broad NHR regime has effectively closed for new applicants, and newer regimes are narrower. We do not sell Portugal as a tax haven. We sell quality of life, community, climate, healthcare coordination, safety, simplicity and a predictable monthly cost. UK pension taxation in Portugal needs careful planning — we provide introductions to trusted advisors, not tax promises.
Joining Serenity Portugal Village begins with a one-time joining fee of €80,000 and your first two months' fee paid in advance. A simple two-year minimum contract gives you security and stability from day one — and after that, your home is yours to enjoy for as long as you wish to stay. If life ever takes you elsewhere, you can transfer or sell your rights to someone new on the same terms. We also offer a buy-back option, welcoming your home back into the village and refunding your original joining fee. A modest two-month fee simply covers the careful restoration of your home to its original condition when you leave. The village is designed for 20 homes in total, built in two phases. The first 10 homes — 7 of which are already sold — will be ready for you to move into in April 2027. A further 10 homes will follow, completing in October 2027. All contracts and documentation are provided in English, so you'll always know exactly what you're agreeing to. To secure your home, a 30% downpayment is all that's needed — and it's fully refundable when your home is delivered. If your plans change and you need to step away, your downpayment comes back to you minus applicable transfer fees and bank charges. The €80,000 joining fee gives you something truly meaningful: the equivalent of a Life Interest (Life Estate). In plain terms, it means your home is yours to live in and enjoy for the rest of your life — a lasting, secure place that's truly your own, with all the peace of mind that brings.
